Description

The Azoff Company 7th Floor Event Space redefines what a corporate environment can be. Located within a premier Class-A high-rise in downtown Los Angeles, this 9,800 SF interior build-out, paired with a 2,500 SF landscaped terrace, was designed as a hospitality-driven amenity level that supports events, receptions, informal meetings, and curated gatherings.

The space includes a residential-style warming kitchen, dry bar, dining room, multiple lounge areas including a dedicated listening lounge, boardroom and conference suites, private and host offices, and multiple gender-neutral restrooms. Operable nano-wall systems create a seamless transition between interior spaces and the outdoor terrace, allowing the venue to adapt easily between intimate gatherings and larger events with panoramic city views.

AlfaTech provided full-service mechanical, electrical, plumbing, and fire protection engineering to support this dynamic, mixed-use environment. Systems were carefully designed to accommodate fluctuating occupancy levels and varied event types while maintaining comfort, reliability, and code compliance.

HVAC distribution and zoning strategies were tailored to support both hospitality-style programming and focused meeting environments. Electrical systems included upgraded power distribution, energy-efficient LED lighting and controls coordinated with the architectural vision, and dedicated cooling for 24/7 IT and IDF requirements. Plumbing design supported both office and event functions, coordinating new fixture layouts with existing building risers. Fire protection and alarm systems were engineered to meet code requirements for mixed occupancies without compromising design intent.

Close coordination across disciplines ensured that engineering systems remained integrated, discreet, and aligned with the elevated aesthetic of the space while delivering long-term performance and flexibility.

Highlights

  • Designed to function as an event destination rather than a traditional office space, the floor supports a range of uses including receptions, meetings, and informal gatherings. Engineering systems were tailored to align with hospitality-style programming and elevated interior design.

  • Operable nano-wall systems create a direct connection between interior lounges, dining areas, and the landscaped terrace. Mechanical and electrical systems were coordinated to maintain comfort, airflow, and lighting consistency across both environments.

  • HVAC systems were strategically zoned to respond to fluctuating occupancy levels, from small meetings to large events, ensuring consistent thermal comfort without over-conditioning the space.

  • Electrical, plumbing, and fire protection systems were fully integrated with the architectural design, including upgraded power distribution, efficient lighting controls, and infrastructure to support both daily use and event-driven demands.
