Description

AlfaTech provided full mechanical, electrical, plumbing, and fire protection (MEPF) engineering services for the Phase 2 campus expansion, completing the tenant improvement of Building H, a five-story, 240,000 SF office facility.

The program includes a wide range of workplace and amenity spaces designed to support collaboration and wellness, including event and collaboration areas, a gym, co-lab floors, neighborhood-style workspaces, meeting and huddle rooms, a film studio, and a café. The design emphasizes flexibility, functionality, and a people-focused environment.

AlfaTech’s scope included HVAC system design integrated with the building management system (BMS), along with dedicated 24/7 cooling systems for MDF and IDF rooms. Plumbing design encompassed sanitary and domestic water systems connecting to the core and shell. Electrical systems included normal power distribution, while fire protection scope covered fire sprinkler and fire alarm system design. The team also coordinated low-voltage, audiovisual, and security systems, and worked closely with the lighting consultant to implement programmable color-changing lighting and integrated controls.

Additional services included Title 24 compliance calculations, CSI-formatted specifications, and full coordination of MEPF systems. During the project, AlfaTech successfully executed a major scope change, adding a 15,000 SF two-story theatre and a 5,000 SF café expansion. These additions required partial floor removal and the design of a dedicated HVAC system, all delivered within the project schedule.

Designed to LEED Gold standards, the project prioritizes natural light, intuitive wayfinding, transparency, and adaptable workspaces that support long-term flexibility and user well-being.
