Description
AlfaTech provided comprehensive engineering solutions encompassing mechanical, electrical, plumbing, and fire protection, as well as technology services, including low voltage and audio-visual systems, Smart Building integration, and lighting design for the tenant improvements for Visas new Global Headquarters at 1051 3rd Street, commonly referred to as Mission Rock Parcel G.
This 13-story building boasts a generous 283,135 square feet of interior space and an additional 33,000 SF allocated to multi-level terraces and a roof garden. It is configured to accommodate multiple tenants, with ground-level retail shops and cafes. Notably, the majority of the building is dedicated exclusively to Visa.
Visa's specific programming needs included open office spaces, conference rooms, a breakroom, Visa University facilities, an elevator lobby, a communal stairwell connecting the fourth and fifth floors, and a remarkable 1,500 SF Innovation Center on the fifth floor. The audio-visual spaces within the building encompass an LED Video wall and audio systems in the lobby, a Security Operations Center, a game room, a tech bar, digital signage for wayfinding and common areas, multiple conference rooms accommodating 6, 10, and 20 individuals, a huddle room for four, phone rooms, a 250-capacity multipurpose room, a versatile multi-function room, an all-hands overflow audio and video streaming system, a broadcast room, building-wide broadcast and audio system support, a board room, and a background music system for the outdoor terraces, restrooms, and common areas.
Smart Building Integration
AlfaTech implemented a Smart Building Platform for Visa’s new Global Headquarters at Mission Rock, with an advanced, fully integrated system that enhances efficiency, automation, and sustainability. This initiative included integrated lighting and automated shades to optimize energy use and occupant comfort, upgraded Building Management System (BMS) sequences for improved operational efficiency, and occupancy-based controls for adaptive energy savings and user experience. AlfaTech also developed a Smart Building Masterplan, evaluating building automation and management systems to establish a strategic framework to deploy across Visa’s global facilities, and created a Master Systems Integrator (MSI) Request for Proposal (RFP) to ensure seamless coordination and interoperability of all smart systems. Through its integrated smart building approach, AlfaTech delivered a state-of-the-art, technology-driven workspace that enhances efficiency, user experience, and long-term performance.

AlfaTech’s work on Visa’s new Global Headquarters at Mission Rock represents a forward-thinking, technology-driven approach to workplace design. A key innovation was the development of a comprehensive Smart Building Masterplan, which established a scalable framework for deploying intelligent building technologies across Visa’s global portfolio. The project featured advanced integration of automated systems, including lighting, shading, and HVAC controls that respond to occupancy and daylight, significantly enhancing energy efficiency and user comfort. AlfaTech also upgraded Building Management System (BMS) sequences to improve operational performance and adaptability. To ensure seamless coordination of all smart systems, AlfaTech created a Master Systems Integrator (MSI) Request for Proposal, setting the foundation for long-term interoperability and scalability. This occupant-focused strategy extended to the technology infrastructure, where AlfaTech delivered a flexible, high-performance AV ecosystem designed to support collaboration, hybrid work, and future innovation. The result is a workplace that not only meets today’s standards of efficiency and sustainability but is also strategically positioned to evolve with emerging technologies and business needs.
